2005: Over 100 homes in & around the Toronto area - home owners discover that a criminal has put mortgages IN SECRET FILING on title onto their homes, without their knowledge & it is legal! Registered owners on real estate do not even have the right to be legally notified in writing of any changes on title. Yes, in secret is legal! 2019 IT IS STILL LEGAL! . Did the Ontario government consider banning secret filing to stop such crimes? Not on your life!! I found a way to stop executors from stealing all your properties go to my page WILLS ESTATES. You must change your will adding a protection clause against an executor taking ownership title. I found a way to stop secret severance joint tenancy but it requires an "AFTER-NUP MARRIAGE CONTRACT" or business contract separately filed against your property through a lawyer. Woman loses life savings renovating properties she does not even sole own? Why? Secret filing!
True story: That woman was my mother, died with a broken heart. She worked like a peasant all her life, stayed in an abusive marriage with a violent husband because of her religious beliefs. Renovated properties, losing her life savings she not solely own because my father "in secret" severed joint tenancy several years before he died. Our laws have not one word, not one paragraph of protection for registered owners. Secret filing is legal and registered owners have no rights what so ever to any changes to their title on their homes and income properties!? She did not discover the severance which meant she did not even own the matrimonial home until 18 years after my father died.. more on that later. Secret filing is an abomination criminal law that was brought to Canada by the British to steal properties from our native people and the French settlers! Why has it not been banned as it is in every other country but Canada!? Secret filing is a clear violation of section 7 charter of rights but try & get the government to ban secret filing? I tried and not one member of parliament, federal or provincial, Political Party Leader and our Prime Minister has ignored this (I personally contacted all) and all my letters and emails to all trying to get them to give Canadians the rights and protection they deserve. Millions are lost every year, thousands are victims every year and yet, you rarely ever hear about them. By the time my mother and I found out the truth it was too late. The money was gone. Her property rights stolen and forced to sell in duress to pay back taxes that my brother neglected to pay - he was too busy putting all the rental income into his own pocket - whilst my mother was left in abject poverty. I spent over two month researching trying to find any lawyer or insurance broker that provides title insurance and ONLY FOUND ONE! Banning secret filing as yet to ever make media and the few victims who have lost hundreds of thousands in court fighting - only 2 made it to supreme court and won but that did not get them their court costs of over $100,000.00 and the years of fighting back. CTV April 4, 2018: UPDATE - Reported that a couple, "GNANAMALAR SHANMUGAN" & her husband, lost their Brampton, Ontario, home to mortgage fraud & title theft! Samantha Brookes, CEO Mortgages of Canada, claimed that this is common in Canada! CTV news online: Recently, police charged 4 men in a sophisticated $17 million mortgage fraud investigation began in 2013 called, PROJECT BRIDLE PATH, which is a multi-million mansion district of Toronto, Ontario. The CTV article does not say if the victims lost their homes too? Not bloody likely. Only the poor get that kind of Canadian injustice. What they did not discuss was that this is a direct result of "SECRET FILING IS LEGAL IN CANADA & BANNED IN EVERY OTHER COUNTRY BUT CANADA! They went on to say title insurance would have protected them. Absolutely not true!! There are hundreds of thousands of other cases that you never even hear about and it has been going on for hundreds of years. Mortgage fraud is only one way that "SECRET FILING" allows for property theft, fraud, & estate embezzlement. There are many other way you will never hear about. Such as my mother, myself & what follows are a few examples of victims who shared with me their stories.
Banning secret filing & getting Canadian laws into the 21st Century democratic rules of making it law that;
BEFORE ANY NAME OR CHANGES ARE ALLOWED TO BE REGISTERED OR PUT ON TITLE ON REAL PROPERTY - ALL REGISTERED OWNERS MUST FIRST BE NOTIFIED IN WRITING & CONSENT OBTAINED IN WRITING! That is the law in Saskatchewan, and it is the only province that makes such fraud impossible.

Secret filing is a law designed by the Romans 2,000 years ago for the sole purpose of stealing your properties, commit fraud, stealing estate incomes. Saskatchewan is the only province that makes it impossible to such heinous crimes.
Why is secret filing banned in every country but Canada? Because our government corrupt system is not a true democracy and making too much money at your expense! All stories that follow are true! Only the names are not revealed at the personal request of the victims themselves. I urge all victims to write CBC GOPUBLIC, w5ctv and every news editor! Media has been ignoring this for over 100 years. This travesty of injustice must stop. I already contacted every Federal MP, Provincial MPP, Attorney General, Prime Minister Justine Trudeau, all party leaders including NDP, Green Party, Concervative & Liberal hundreds of times during a 4 year agonizing battle with my own disease and fraud inflicted upon me and my mother by my brother, my previous lawyers & both provincial and federal and got O reply! That is how much your politicians care about basic human rights violations and democracy in Canada.
A Canadian veteran of 3 wars at 92 discovered his nephew had title to his home. I took him to my lawyer to find out how and why? He had unknowingly signed what he thought was a will leaving his home to his nephew after his death, but what the nephew had done was had him sign a transfer of title, then had the transfer filed in secret. This is of course fraud but a fight in court would cost years and perhaps $!00,000.00 - and fraud can't be proved since filing in secret is legal. Instead I got the Veterans Association to help him, they moved him into a nursing residence and he lost his home.
An Ontario millionaire's heirs lost their inheritance from their father and never understood why? It was because Ontario law allows for an executor to take title to all properties after you die. His executor transferred title in secret, sold the properties and left for parts unknown with the money. Police refuse to even investigate since transferring title in secret is legal! But did not bother to even tell the heirs that. I happen to meet a member of his family several years later, who told me the story wondering how did the executor do it? I explained to him how. He decided not to tell the heirs not wanting to upset them since there was nothing they could do anyhow.
A Hamilton man in his 30's got a contract job 1975, out of town, luckily, long before the market boom. He gave his house key to a lady friend to check on it while away. When he returned 4 years later, discovered she had changed the locks, moved in, had registered her name on title to his home in secret.
His lawyer advised him that the court costs and years of fighting her would exceed the value so he was forced to pay her half the current market value to get her name off title and regain possession of his home.
Fortunately, he had made more than enough money while away, he could afford to do that. Most victims are not so lucky to have such cash available.
A gentle elderly Sudbury widower for many years, lonely, developed a friendship with a woman for someone to have dinner with, go to movies with. Not a lover but simply a companionship friend who did not live with him. In his will he left his home to his son, a construction labourer, married with 3 young children, renting unable to afford a home. When the gentle man died, his son's lawyer discovered the woman was on title, filed in secret, with no permission, or notice to his father. The lawyer demanded $50,000.00 cash up front or it was not worth his time to fight her in court. The son just a poor uneducated worker, not having that kind of money was forced to abandon it & continues to live in a rental unit to this day. Frankly, that lawyer was a mercenary jerk! He could have at least filed for his father's half title, filed for "PARTITION TO SELL" which would not have cost very much and get him at least half the value. Instead he got nothing.
A middle aged single mother, who worked 2 jobs to raise her children, purchased a home paid the mortgage off after 30 years. With her children all on their own, working, she began to date a charming man. he put his name in secret on title to her home, put on it a mortgage above its' market value with 3 separate financial lenders also in secret. then he quickly disappeared. She lost her home and is now living in subsidized house, still cleaning houses at 75 to survive.
Another woman now in her 60's, a widower, lost her home to her son. He also in secret got his name on title to her home (as did my brother to my mother) ran up debts, forced to sell to pay off the debts, she too wound up in abject poverty. Unable to afford even a seniors subsidized residency. When she turned 65 she moved into a depressing basement apartment. Saving her money, at 70 she moved into another main floor apartment were she is grateful she is not trapped in a drug infested subsidized complex like her girlfriend is.
So many victims of secret filing stories are never told. Their plight is trapped in a corrupt court system designed for criminals, makes them victims of fraud, embezzlement of estate funds, all made legal by secret filing. Those that wind up in court are never made public because our media just ignores it completely.
BEWARE - CANADIAN MARRIAGE LAWS ALLOW FOR SECRET SEVERANCE OF JOINT TENANCY ON YOUR MATRIMONIAL HOME!
No matter how long you are married you can lose your home! You buy your home in joint tenancy which means if one dies the other automatically has the home. Of course that is how it should be. But what about disease, early onset dementia, stroke and Alzheimers? Years before a diagnosis there can be subtle symptoms you don't recognize, and personality changes. Suddenly, without warning they can severe your joint tenancy in secret just because they get mad you didn't cook their favourite meal, or they just become jerks and do it because they feel like it. Point is in Ontario and almost every province in Canada, that spouse can severe the joint tenancy in secret.
The law does not even require your being notified. So they die and you only own half the matrimonial home and you don't even know that?! Her life savings had disappeared? $80,000.00 in dad's bank account disappeared? I took care of mom 17 years trying to figure out what happened to her property rights? 2014: Suddenly the City of Sudbury, Ontario, Tax Office issued a NOTICE OF SALE BY PUBLIC AUCTION TO OUR PROPERTIES. The executor had pocketed the rent income and not paid the taxes for several years also in secret! A forced sale in duress was well below market value, mother & I lost our home. Idiot that I am, I paid a lawyer $60,000.00 to fight the law - only to discover 3 years after all the research and money - he had no intentions of completing the affidavit against the Ontario Government to ban secret filing, & according to our corrupt system of government - I have no right to even file an affidavit against a law despite it being a criminal law that promotes fraud and property theft.

Saskatchewan is the only province in Canada, law requires consent to severe joint tenancy on the matrimonial home. A separation or divorce is settled in court. Any changes on title to any property, requires notice in writing to all registered owners. Therefore, it is impossible to steal anyone's matrimonial home, or income property rights or commit fraud on an estate in secret. If such an event occurs, it is automatically, "CRIMINAL" FORCING POLICE TO LAY THE CHARGES.
